If you have had a home business for awhile, chances are good that you have a great local following that provides you with most of your business. This might be great but you might feel as if you have reached a ceiling as far as your payment goes, and what you are going to be making from your home business. If you feel like you can’t go any farther with the local responsibilities that you have, you might want to move your home business online. This is something that you should consider if you find yourself wanting to grow, but don’t’ find the avenues for it locally.

First Steps

First, you have to decide if you are going to benefit from being online. Remember that if you move your home business online, you can expect more business right away. So you have to decide whether or not you are going to be able to handle more business, and if you are, you have to decide if it is going to be worth it. If you have the time and the resources to be able to handle a jump in business, then you might be ready to move online.

Next, you have to find a good web hosting site and get a website that you can use. What you do here is going to depend on how good you are at websites. IS this something that you can do on your own, or is it something that you are going to need help with? The decision is up to you, but you have to be reasonable about what your skills are online, and whether or not you are going to be able to maintain and build a website. If you feel that you can’t do a very good job you should hire it done. Remember that online today there are lots of great sites, and you are going to have a lot of competition. This means that if you are going to have a site, you had better make sure that it is good.

After you have a good website, you have to concentrate on how you are going to market your business. Be sure that you are finding lots of places to advertise your website, because remember that it isn’t going to advertise itself. You have to put the time into getting your name out there, but it is worth it because after you have done so, you’ll find that the business continues to grow. It can be something that is really frustrating, but in the end, it can end up making you the proudest business owner who really knows how to get the business going. If you are confidant, then you can move your business online, and you will see great success.

Owning a business used to be a man's world, and many of them still think they have a monopoly on business ownership.
The truth is that as more women enter into the world of business ownership, men are finding that they have to compete with an equal partner who knows just as much if not more than he does about running a business. This is likely the result of more women attending college and pursuing degrees in business that make them at least equivalent to a man in terms of business expertise.

Certainly many men do not like to admit that, but many women have the personal skills to work better with the public than their male counterparts. As women, and especially mothers, we have more patience when dealing with issues than our male counterparts. This is especially true of a retail business that requires a large amount of problem solving.

Does the fact that more women are beginning to own businesses mean that men will feel more of a competitive edge? Possibly, but then again, having a little competition is good for business, and if a man knows his competition is female, he is quite often having his ego tested, so therefore works harder to overcome the fear of a woman-owned business becoming more profitable. The government knows the potential for women-owned business, and as such, they fall under one of the special categories for funding for minority-owned businesses.

Though women are not likely to join the male-dominated construction or car repair-type businesses, they are definitely going to give them a good run for their money in accounting, legal, and medical fields. Law firms, accounting firms, and doctors are all fields once dominated by males, but the last thirty years has shown a boom in the number of women who enter these fields.

In fact, statistics indicate that women are better in business math, which gives them an edge over males in the accounting field. Women are also less likely to back down when pushed into a corner, a quality that makes them good in the legal field. If they are also parents, they are more skilled at determining the guilt or innocence of a client, having faced it at home on many occasions.

With more women opting for business-ownership, men can no longer consider
themselves the "experts" in this vocation. In addition, it's something that should not require the use of gender selection in order to determine abilities, but should be based solely on skills. After all, we have evolved beyond the generation when women's sole function was to get married and raise babies. In the 21st century, a woman has an expanded role, and she assumes that role in her rightful place next to every man who is doing the same function.

Starting, running, and turning a profit out of a home business does not have to be the tall task that most people make it out to be. While it certainly isn't easy, it doesn't have to be overly difficult either. With a little bit of forethought and planning, even the hardest, most complex of things can become relatively simple.
 

There are three golden laws in running a home business. If followed, these laws will help you create a dynamic home business, one that allows you make a decent living. If ignored, these laws will ensure that your home business does not rise above average operating results.

 

First, plan all the way to the end. You must have a concrete vision for the business. Where will it be five, ten, twenty years from now? What sort of scale will it have? What will it be doing differently, and what things will remain the same? Try to envision all the obstacles that may come up and prepare plans to meet them. To be sure, you will be unable to foresee all the crises that will occur. But mentally, you must be prepared for them as they come. Circumstances should not catch you completely off-guard; you should have a measure of preparation against ever-changing situations.


 

Second, work hard – and make your people work hard as well. With your home business, everything will start with you. You must work to become the greatest, most capable individual that you can become. Spare no expense in your education, within reason, as long as such education is helping you prepare for the future. Then, be sure that you work as hard as you can, learning all the ins and outs of the trade of which you are in. A good work ethic is important to success, and you should not neglect it. A corollary to this is that you should hire people who are just as hard-working as you are. Be sure to set targets for both yourself and others, and measure what gets done. Give reward liberally to those who achieve.


 

Third, utilize the power of personal networks. There is an old adage that says "It is not what you know, but whom you know." While we may rebel against what this truism may imply, the fact remains that worldly success depends on a high degree to the number and quality of people who are kindly disposed towards you. Your personal network, as well as the networks of the people who work for you, should be utilized to their full potential, in terms of advertising and sales efforts. Treat those in your personal network well, provide the necessary services, and they in turn may promote your business to those in their networks.

All you have to do is have someone around who calls you “mom,” relies on you, needs you, and is in your care somehow. Going to some place that we call “work,” performing duties for that “job,” and collecting that paycheck only add to the thrill, the stress, and the myriad tasks performed by every mom.

Working Mom – What Does She Do?

There was a commercial of a working mom that aired in the 1970s that depicted a well dressed “career” woman and the song that went with it: I bring home the bacon and fry it up in the pan, because I’m a woman.” She looked so competent and in control. Her kids and husband were there just smiling and dancing around her. It sounded so good and so inviting at the time.

Reality for many of us working moms is having too much to do and not enough time in which to do it. I remember all too well trying to work outside the home plus be a wife and mother. Getting up so early in the morning, getting babies and then school-age children ready for day care and school, plus trying to get myself ready for the work day. They say that the first half hour of the day sets the tone for the rest of the day. I remember the tone being set for stress and anger. Then going to work, dealing with the pressure and demands of the workplace, trying to perform my duties and yet thinking about and missing my children.

At the end of the workday, the home workday would just begin. Helping the kids get homework started, everyone being hungry and wanting dinner now, getting the dishes done, laundry started, facilitating fights between the kids. Add to the fun, time with my husband, relationships with family and friends, grocery shopping, paying bills, doctor and dentist appointments, illnesses, transporting kids to and from sporting or after school events and the result was often one tired, stressed, burned out mom. Even going into the bathroom as a safe haven of solitude and silence did not work -- they always found me.

Working Mom –What help is available?

So often, moms feel so very tired and alone. We can feel isolated, defeated, and wonder if there is any relief. Fortunately, there is. One thing to remember -- this is only for a season. Those same children will grow up and become very independent all too soon. Begin cutting out all nonessentials from your life during this season of life. There will be time later to do those things again. While in the midst of the battle, it is vital to take some time for yourself.

Some ideas to help alleviate some of the stress and load:

* Assign everyone a chore. It will take some time to enforce their duty, but in the long run it will work.
* Accept and admit that you are not superwoman. If something doesn’t get done, the world will not stop revolving.
* Enlist other women to help. While you watch their children, they can take care of some of your errands or cleaning. Decide which of you has the desire in a certain area and then use your strengths to help each other.
* Take “down” time for yourself every day, even if it’s only for fifteen minutes. Pray, meditate, rest. Bubble baths are a great way to do this.
* Find a good friend -- someone you can trust and talk with.
* Journal -- write down your fears, feelings, all the things you are going through. Sometimes it helps to get the feelings out without blowing up at another person.

Last but definitely not least, pray. It’s amazing what God can and will do to help you through those times when you believe you can’t go one more step or do one more thing. Praying for help, strength, confessing how alone we are helps release some of the pent up emotions and allows God to provide what we need and restore our weary minds so that we can go on, not just limping, but in strength and joy.

Be honest. Tell God, “I am weary; and worn out, O God.” Ask God to help you understand and to help you live, “But those who hope in the LORD will renew their strength. They will soar on wings like eagles; they will run and not grow weary, they will walk and not be faint” (Isaiah 40:31) and come to the place where you can joyfully say “The LORD is my rock, my fortress and my deliverer; my God is my rock, in whom I take refuge. He is my shield and the horn of my salvation, my stronghold” (Psalm 18:2).

So how can you make your article worth reading?

You are about to write an article. Your reasons are your own. Maybe it's a promotional article to gain publicity. Maybe it's a contribution to a company newsletter or journal. Maybe you just want to write articles for fame, fortune, or both...

Your job is to do the research, use some creativity, and come up with several different angles. Let's take a look at some popular article types:

1. THE HOW-TO

People love how-to articles! They lead the reader step-by-step through how to accomplish their goals. They also sometimes offer resources the reader can contact for more information.

What expertise do YOU have that you could share? Turn that subject into an interesting how-to article. A few examples: How To Get Free Publicity for Your Website, How To Convince People To Join You In Joint Ventures, and How To Make Money With Your Computer.

Think of the titles that you could write about. Everybody knows something that they can share with others. Think about your profession or your hobbies. What are you really good at? Someone out there could use your knowledge.

2. THE MINI CASE STUDY

Raise a provocative question and then answer it with three or four real-life examples. Example: For an article titled, "Can A Stay-At-Home Mom Really Make Good Money?" You could begin with a few stats on how today's women are making fortunes without having to leave home. Then you could feature a few real cases, each with different outcomes to show all sides of the issue. Forums are excellent sources of information and interviews no matter what your topic.

You could use one similar to the essay in my "Instant Essay Creator." It is called "Should School Uniforms Be Mandatory?" This was based on an actual survey of high school administrators that have mandated school uniforms and swear by them.

3. THE SURPRISE

"Amazing New Product Claims To Erase The Signs Of Aging!"

You hook the reader by getting him interested in this revolutionary idea. For example, an anti-wrinkle cream. The cream is becoming famous because of its claims to allow anyone to erase the signs of aging caused by too much sun. This is ideal to use when you're discussing the drawbacks of a new practice or method that's controversial right now. As the reader, you get all excited, thinking you've discovered an incredible new product. But the article reveals, point by point, that too much sun exposure is unsafe and that intelligent people will not just throw caution to the winds and risk getting skin cancer. They will purchase "Super Sunscreen Deluxe" from the given website! Now that's marketing!

4. THE TREND

Whenever a trend sweeps the nation, you'll suddenly see dozens of articles covering the topic. From the latest skirt length to the latest exercise gimmick. People want to know all about these trends their origins, benefits, and limitations.

5. THE STUDY

These articles report the results of a study or survey. If you do a bit of research, you can probably dig up a recent study on which you can base your article. Examples: "More Couples Admitting to Have Met Online," "Religious People Are Happier Than Others," or "Most People Prefer Dogs To Cats."

Now that you've gotten the idea, pick an angle and WRITE!

The statistic is really staggering. Only one percent of those who start a blog succeed to monetize the site. However, the good news is those who did succeed as loggers are able to earn enough money to live comfortable while working in the comforts of their home. In fact, there are a number of loggers out there that are earning a good five digit income a year. The truth is that blogging can be a very lucrative online home business if and only if you have the talent and the right attitude towards your business.

What makes other fail while others succeed? Successful bloggers invested a lot of time, efforts and talents into their site. They believe that writing a blog is not just a hobby that they can do during their spare time but rather something that should be taken seriously. In other words, blogging is not just about writing something, it about writing something interesting for the readers.

To become a successful loggers must anticipate what his or her readers want to read. They must know how to hold the interest of their readers. Most online advertisers pay the site owners according to the number of views or clicks make on their ads. If the traffic to your site decreases, naturally, your income will be affected.

Another way of earning money through your blog is through affiliate programs. Choose an affiliate program that is relevant to the contents of your blog. For instance, if your blog is all about children and parenting, it would be wise to join affiliate programs that are selling products for children.

These types of businesses provide individuals with an alternative to the office job setting and provide various freedoms to the business owners as well. Perhaps one of the most often cited features of a home business which can make one’s life easier is that by owning a home business, individuals are able to work while staying at home with their children. Affiliate Programs-Do They Work

When people get the idea of starting a home based business, one of the first things that comes to mind is joining an affiliate program. People seem to have this mistaken idea that because the different companies offering affiliate programs have so many different products to offer, it will be easy to sell those products from your website. The problem is that thousands, and even millions, of other people with access to the Internet, have the same idea, so the market is becoming saturated. Even if you do manage to find a product that sells well, you will have to sell a great many products in order to make any kind of decent income from these programs.

This is not intended to dissuade you from joining affiliate programs as a means to make some extra income, but it is not something that you can rely upon if you are attempting to replace a primary or secondary source of income. In order to make any kind of real money with these programs, you have to either join hundreds of them and be willing to invest a great deal of money into advertising your website, and thus your affiliate programs, or you need to find those that pay the most commissions.

For example, some of the credit card processing companies like ClickBank offer $4 and up for every sale that goes through their network from one of their partners. Even with these higher paid affiliate programs, you have to be willing to do a great deal of advertising and promoting of your website in order to make any substantial income.

With affiliate programs, the key is in advertising and promoting, and the more you have to advertise and promote, the better your chances are that you will be successful with the venture. Those most likely to be successful with this type of home business are those who are not only familiar with advertising and promoting websites but selling as well. That doesn't mean that someone who does one or the other cannot be successful, but those who have the most experience in all aspects of this type of business will gain the most success.

That means you should not only know about website advertising and promotion and have experience in sales, but you should also be equally familiar with the products within your affiliate program(s).

For example, don't join an affiliate program for a company that sells political memoirs if you have no interest in politics. You have to enjoy what you are doing in order to do your best, and that means knowing and enjoying the products that you promote. None of this guarantees success with this type of business venture, but lacking these qualities assures ultimate failure unless you gain the knowledge and expertise along the way.

Teach Your Kid about Money

When I married, I knew I didn’t want any children.

This was based on my upbringing and how my father treated us 3 kids and how I treated my younger siblings. I wanted no part of it. I was content going to work and spending my money on ME.

Ok, fast forward 15 years.

I am holding the most blessed creation on this earth in my arms. And I can’t think of nothing but this little bundle of joy. As it turns out, he is the only one God has chosen to bless me with.

My son has taught me more about life in his 12 young years than I have had in the previous 30.

When I would go shopping, I was buying anything I thought would make his life better and easier than mine was when I was his age. What a turn-around.

This boy has his own computer, x-box, TV and TWO rooms in the house all to himself.

When he has a few dollars saved, he is always looking to spend every last cent on something that I know I will be stepping on next week.

I need to turn this money monster around before it’s too late!

So, I have been getting him involved in what is possible with a home based business. And he and I are members of the Insiders Club at RichDad.com where they stress the importance of financial education, especially to children. They are our future leaders, you know.

My main goal is to be a stay-at-home mom, and this is the very vehicle that I am using:

I show him how my Plug-in Profits website has several revenue streams that he too, can join and promote for his own benefit. I show him also how it makes it very easy for me to promote with its built in support system and many coaches that are all included for the minuscule start-up costs.

Here is where I had my website setup (for FREE) and then I was given a 30 day plan that showed me how to get subscribers to my private email series (also free) and how to do an assortment of great traffic building how-to’s, like setting up a Blog, and writing articles, SEO, and Google, and offline and word-of mouth advertising. Children are very aware of what we the grown-ups are doing and it registers in their minds as what is considered normal. They absorb it all. Weather they see us doing good or bad that is their impression of the world.

So I have chosen to let him see the entrepreneur and by my actions I hope to teach him that he can make it in this life by working for himself and not to have to rely on a paycheck and the government to take care of him.

I am insisting he present me with a bill of sale when he does something for me that require a payment, such as a special chore. I learned this from reading Rich Kid, Smart Kid by Robert Kiyosaki.

For Example: He wanted an XBOX 360. So rather than just buying it for him, he made up a payment schedule to pay back the ‘loan’ until the thing was paid. And I ‘loaned’ him the money. Each week he would deduct his income from his chores and draw up the balance owning.

This gets him in the right mindset of credit. And the Xbox broke before he had it paid for. Guess who’s still paying for it? We’ll get an extended warranty on the next one.

To him, this is normal life.

More Homes Lost to Rising Foreclosures

With interest rates continuing to rise, the number of borrowers who face losing their homes in foreclosure sales is increasing. Many homeowners are forced to seek pre-foreclosure options rather than waiting for the repo officers, but they still face substantial financial losses and are naturally distressed by the loss of their homes.

Why are foreclosures on the rise? Over the past few years, the booming housing market has encouraged people to become homeowners. Rising house prices convinced them that they would always be able to sell at a profit. For this reason, many sought out lenders who would offer them sub-prime rates for properties they could not otherwise have afforded. Adjustable rate mortgages meant lenders offered better deals in the immediate term, but with decreased long-term security. Now interest rate increases have increased the monthly cost of some sub-prime loans by as much as fifty percent, leaving distressed homeowners unable to keep up.

Facing foreclosure, many homeowners have opted to undertake pre-foreclosure sales, reclaiming at least some of the value of their homes, but the slowing housing market is making this increasingly difficult. Others have sought out further loans from lenders willing to help them keep the repo officers at bay, but these loans also tend to be at sub-prime rates, potentially worsening the spiral of debt. What can distressed homeowners do? The search is on for responsible lenders offering deals which can enable homeowners to remain in their properties whilst they pay off their debts over a longer timescale.

Make the Leap to Affiliate Marketing Success

If you are going to become a successful affiliate on the
Internet, you need 3 "intangibles." These are things that
must come from WITHIN you.

===> Intangible 1 <===

First, you must have a strong WHY.

Why must you make affiliate marketing work? What is driving
you? What is it that you CAN'T have in your life anymore
and/or what is it that you absolutely MUST HAVE now?

For me, I couldn't stand working 12+ hours a day anymore
and missing the experience of my children growing up. I also
absolutely HAD TO HAVE the freedom of being able to control
my life and finances through a little box that I could carry
with me anywhere in the world and not be tied to anyone's
time pressures or demands but my own. That was my carrot and
my stick. I felt a great pain deep in my gut of missing out
on my children's lives and the incredible freedom that
succeeding in this business would provide for me. I found my
why. You MUST find yours.

You must BELIEVE that it is possible.

If you don't believe that it's POSSIBLE for you to make
money with affiliate programs or make your living on the
Internet, you won't. It's that simple.

For me, figuring out that it was possible was just a matter
of realizing that many other people were ALREADY making
great money online. If they could do it, I could too. It
would just be a matter of figuring out what those people
were doing and then adapting it to my situation.

There is no shortage of undeniable PROOF that people
(millions of them) are making money online with affiliate
programs. Just get online and do some research and you'll
find countless testimonials and stories of REAL PEOPLE
making real money on the Internet. Or head to your local
bookstore and you'll find the same documented evidence of
this fact. Truth is, it's getting easier and easier to make
money online with affiliate programs.

I've always said that "affiliate marketing" is the job of
the future. In the "old" days, you had to go to a
potential employer, apply for the position and hope for the
best. Now you can simply go to any company you want, fill
out their affiliate application and start work immediately.
Affiliates are the new working class. Believe me, making
money with affiliate programs or making your living on the
Internet is WAY MORE than possible. It is pretty much (or
will be soon enough) unavoidable now. Affiliate marketing is
the "job" of the future that's already here TODAY.

You must be willing to MAKE THE LEAP.

Ready, FIRE, then aim... This is the operating philosophy
you MUST adopt to succeed with affiliate marketing.

That's backwards for most people who like to aim before
they fire. The fact is the Internet is a moving target...
The only thing constant about it is change. You need to stop
analyzing the game and simply jump into it. You can't learn
from the outside... You have to be IN THE RING to truly
understand it.

The lesson here is that you will never really be READY to
start an affiliate marketing business. You simply have to
start one. This is what I call "Making the Leap."

The good news is that the cost of failure on the Internet is
very small. In the "brick and mortar" world you need to
evaluate things very carefully before you decide to open up
a business. It's almost always necessary to invest
thousands of dollars to get an offline business off the
ground. However, on the Internet you can often start a

Starting and growing a business on the Internet is like drinking from a fire hose. It's too much all at once! In fact, I've even been told that when I speak I tend to throw out a ton of information faster than people can write it down. (Hey, I don't want to leave anything out!)

But the most important thing is to get an understanding of the fundamentals. A "big picture" understanding is vital, because there are so many details and so many different areas where you could put your energy… and waste your time, if you don't know what you're doing!

For instance, I can't tell you how many times I've talked to people who have come to our workshops trying to find "the hot product to sell."

They're thinking, "If I have a hot product, it'll sell." Sounds reasonable, right?

But I can guarantee if they start their online business from that point, they'll likely fail. In Internet marketing, you start by locating a hungry market, THEN finding a product.

Mistakes like that are easy to make if you're in startup mode.


So if you're just starting, pay attention to the basics… like how to narrow your market to a particular niche and build your marketing plan around their wants and needs. These initial steps will guarantee a strong e-business... or several.

And if you already have a product?

Well, you STILL need to make sure you've defined the market you're selling to. Make sure you're using tools like Wordtracker to find specialized markets that you could sell to by looking at the "keywords" or search terms people use when they're searching online.

In fact, one of the most common things I find myself saying to the most experienced marketers I meet at our workshops is "Don't ignore the basics!"

And in the end, they usually have a "lightbulb" moment. They pick up on one key thing they've let slide and refocus on addressing the basics to get their site in tip-top shape.

My best advice to all online marketers is focus on one thing at a time, do it well, then go on to the next strategy. That way you won't get overwhelmed but you'll be sure to cover all the basics.

So if you do attend one of our workshops, you'll want to bring a pen with a foam grip... you'll be taking a lot of notes!

But the most important thing is to take ACTION on those notes when you get home.

Don't try to reinvent the wheel... learn from other people's successes — and their mistakes!

One of my favorite parts of our workshops is our onstage website makeovers, because people really get involved.

Our attendees love looking at the original site and spotting the things that are wrong with it. Then when they see the "Big Reveal" they know how each change improves the site's potential to make money… and I can see the lights go on above people's heads as they start making mental changes to their OWN sites.

One of my favorite makeovers we've done was on a site that sells granite countertops. Yes, that's right. Granite countertops! The biggest problem this site had was that if anybody was interested in getting a quote, or even asking for information, they had to fill in a complicated form that asked a lot of technical questions about what they werelooking for.

Hey — I don't KNOW what I'm looking for. That's why I'm asking YOU!

This is such an important lesson for ALL online entrepreneurs.

First, make your order form dead-simple. Second, and more important, write every word on your website for your potential clients, not for you!

When you take lessons like this and learn from the mistakes other entrepreneurs have already had to deal with, you can save yourself a lot of pain!

Use your goals — and these tips! — to create an action plan

One thing I tell all my customers over and over is that to see ANY results you have to take ACTION. And a great way to inspire yourself to get moving is to create a solid action plan. Once you know what you need to take action on in your Internet business, it's much easier to DO it.

I always chuckle when people at our workshops get so excited about the all the strategies they've learned that they want to implement them all. I always recommend that they don't. In fact, it's CRITICAL that you NARROW your focus.

Decide on three main goals you want to achieve with your business — three areas that you want to improve or get started on. If you go in with a plan, you'll find the three key areas where you can take action immediately with your business.

If you're just getting started with your online business, your critical areas might be:

Learning how to find a niche market and product to supply that market

Understanding how to write compelling salescopy

Building a website


Or maybe you've already mastered those areas, but you're just not getting the traffic numbers you need to really beef up your sales. If that's you, you could focus on:

Getting better rankings in the search engines

Generating more traffic

Learning the ins and outs of email marketing

Or maybe you're well established, but are looking for new ideas for your business. You might decide to focus on three advanced strategies:

Starting an affiliate program

Developing follow-up products

Discovering one new, little-known strategy to give you an edge on the competition

By narrowing your focus this way, you'll have a much clearer idea what you need to do.

And remember, you don't have to do everything all at once… or ever! Even implementing one or two of the most basic strategies can bring amazing results.

One of my favorite examples is Bert Ingley, a very successful marketer who's been to many of our workshops. After one of them, he realized that he'd never taken our advice about experimenting with different prices for your product to see which price brings in the highest profits.

Bert ran the experiment for one of his eBooks and wound up boosting his profit margin for that book before he even left the workshop. And it didn't cost him a cent!

Many people come back to our workshops over and over, knowing that as ideas fall into place, and as they build their business, they'll always pick up some new nuggets of information.

And since they focus on implementing only a few strategies at a time and taking ACTION, they almost always come back and report incredible results!

Take advantage of expert advice wherever you can!

Having a one-on-one conversation with an online marketing expert is an opportunity to get specific advice from someone who's already been there and done that, so they can tell you exactly what works — and what doesn't — based on their own real-life experience.

That's why I send members of my staff to every workshop to talk to our attendees. They absolutely LOVE getting to help our clients in-person, one-on-one, plus they always pick up a few new ideas from our successful clients, too. Hey, learning is a two-way street! ;-)

Only use one keyword per ad

Place the keyword in the ad's title, its description, AND the displayed URL

Describe who you are or what you do in 10 seconds or less, offer a business card, and ask the other person for one of his or hers. And remember: Always keep your business cards handy, but don't deal them out impersonally.

Sit and listen to learn. Start the conversation by asking questions: Why people are there, what they hope to gain, how they found out about the event. Avoid monopolizing the conversation.

Don't stay too long in one place. After eight or 10 minutes, excuse yourself politely and move on to meet other attendees.

Once the event is over, your networking doesn't stop! Be sure to follow up with people you've met, keep in contact, share information and offer to help in any way you can. It's a great touch to send a written acknowledgement or "Thank You" note to your networking contacts, too.

Remember, the most important part of networking is to treat it as an exchange of ideas, information, and experience.

Be generous in sharing your talents and knowledge, and always be respectful of those around you. You can easily generate thousands in increased sales by getting a second opinion from a seasoned Internet business owner!

Hi Guys


When you come across keywords that are generating traffic but not sales, on Google PPC... Can I make ads to suit the general keywords.


Example keyword = Hair straighteners


Ad:


Hair Straighteners

SCP'S Tourmaline £34.95 (Brand/type/price)

Next Day Delivery

www.hair-connection.co.uk


I have some keywords that are very specific (i.e., include the brand name) and are not converting (although other very similar search terms are converting brilliantly). Is it worth keeping hold of these or just getting rid of them from the campaign?


Is there a particular conversion rate where beyond this you would delete the keyword from the campaign?


E.g., [hair straighteners] has a click-through rate of 5.32% and has conversion rate of 2.57% and is costing me £12.19, which is slightly higher than I'd like but still works in terms of profits.

Hi David,


To answer your questions:


#1... Yes, you can test writing more specific ads for your general keywords. You're right-- in theory this will drive more qualified traffic. However, you'll have to test it. Hint: make sure you're using keywords that your audience is searching. For example, in the case you mention, are you sure they're searching "SCP's"?


#2... If the keyword isn't converting, dump it. (UNLESS, you can figure out why it's not converting and make a simple tweak to your website that'll fix this. For example, are the brand names that are converting mentioned in the first 2 pages of your copy, while maybe the other brand names aren't?)


#3... Regarding the conversion rate, this is pretty personal. If you are satisfied with the profit you're making by bidding on a particular keyword, keep it. If you're not, dump it. Some businesses will actually take a LOSS on the front end of a PPC campaign, if they're got a superb backend marketing campaign in place. I do NOT recommend doing this when you're new to online business. It's a sure recipe for disaster. But it just goes to show, what's right for one business may NOT be right for yours.

Short Sales: Don't Waste Your Time

Not a day goes by that I don't get an email asking me about short sales...

"Alexis, how do they work? Do you do them? Are they the "best way" to find a deal?" and so on. Before I answer those questions, let me give you a bit of background on banks and foreclosures.

So what are Short Sales?

A short sale occurs when a lender agrees to write off the portion of a mortgage balance that's higher than the value of a home. A buyer must be on hand and ready, willing and able to purchase the property.

Why would a lender do that?

It would seem simple. Banks are in the business of loaning money, not managing and selling real estate. Although they may seem quick to pull the foreclosure trigger, they also want to minimize their holding expenses and any losses.

One way to accomplish this is to sell the property through the Short Sale process, to keep from owning the property (aka: REO property) through foreclosure. If they do nothing, and let the property go through foreclosure, they will end up owning a property they didn't want in the first place, along with the costs of the foreclosure process, and holding expense as long as it's on their books.

But there is more to it than meets the eye.

When I first started in the foreclosure business in the late 1980's, most banks didn't have a REO (real estate owned) department. Forget about a Short Sales department, they just didn't exist either. Any bad loan simply went back to the loan officer, as a form of punishment. Great idea huh?

That poor loan officer (aka: REO asset manager) had to do it all. They had to foreclose on the property, hire the team to fix it up, manage it, and then sell it. As an REO property they had more time and costs invested, and often times sold their properties for a bigger loss than if they had "cut their losses" by doing a Short Sale in the first place.

At the same time, during the late 1980's, our real estate markets were in a mess, with a banking crisis, rising interest rates, falling property values, and a new tax reform act to swallow.

But back then; lenders just weren't as organized as they are today. They did the best that they could. I was thankful for that. I bought a ton of property at very deep discounts. Banks wanted cash and "as is" quick sales. And for that, I got tremendous deals. Those were the days....

Fast forward to 2007.

Banks now have full Short Sale and REO departments and are ready and able to facilitate deals in the best interest of their bank. They have agents doing BPO's (brokers' price opinion) for them, as well as doing all their legwork. They work their agents to death, get their houses on the market quicker and sell their houses for close to full market value.

What does the current surge of foreclosures mean?

Foreclosures are up pretty much everywhere in US. On average we have 51% more foreclosures now than we did a year ago. More foreclosures mean more investment opportunities for investors. It also means in some of our over priced and over supplied markets have seen price corrections and an erosion of equity.

And with less equity, fewer owners in default are able to borrow their way out of trouble. These owners will be faced with doing a Short Sale or letting the property go back to the bank as a REO foreclosure.

BUT.... Short Sales Are Not Worth Investors Time.

Yes, the Short Sale can offer a softer financial landing than bankruptcies or foreclosures, provided you survive the turbulence on the way down.

But, what no "Guru" will tell you is the truth about the tasks required to get a short sale approved, or the likelihood that your wholesale price will not be accepted.

Short Sales involve much, if not more paperwork than the original mortgage application itself. Plus, it is an extremely difficult real estate transaction for a consumer to get approved. What really surprises me is how many agents have listed homes as "Short Sales" on the MLS. But when you ask these agents if theyĆ¢€™ve received the banks approval for the Short Sale, their answer will be NO! Now look at what has to be done, and why would any buyer want to go through this?

1. Tons of Paperwork:

Instead of the owners proving their credit worthiness and financial stability, as they must to get a loan, they now must document that they are broke. They must be without cash flow, and have no other assets, including savings, investments, trusts, liquid retirement funds or other finances to tap. Wait until you see the list of papers the homeowners will need to accumulate to prove they are worthy of doing a short sale. It will boggle your mind.

2. Fraud from the Past:

Ironically, while they are proving their insolvency they may also reveal the dark under side of their original loan application. Their insolvency today could be rooted in financial trouble that began before they purchased their home. That spells trouble if they didn't reveal things to their lender in the beginning, and who could now consider their tight lips at the time of application to be fraud from the past.

3. Those who will Stand in Your Way:

Property encumbered by a junior mortgage will likely kill a short sale deal, because the second lender often won't remove its lien and risk losing its investment. A private mortgage insurance holder will also want to protect its interests.

4. No Wholesale Deals:

Before the owner can even approach the lender they must have a firm "market value" (you read correctly here that no "wholesale" deals will be accepted) offer from a qualified buyer (that means you must be rock solid financially) and a broker who can negotiate the deal (like there's room to pay a commission).

5. Deficiency Judgments:

Whether a deficiency judgment is available depends upon a number of complex criteria. A "deficiency judgment", generally speaking, is the amount of money owed by the borrower after the mortgage holder forecloses on the property.

In non-purchase money loan situations, the borrower must carefully analyze the risks faced, including the possibility of a deficiency judgment, when negotiating with the lender. Borrowers, incorrectly, often believe that a lender must allow a short sale and/or short refinance if the property has negative equity. Of course, the lender has no obligation to agree to a short sale or short refinance.

6. Adverse Impact on Credit Rating and Short Sale Service Companies:

One of the more serious concerns many borrowers have is that their credit will be ruined by whatever action they take. In recent years, many borrowers with "negative equity" are persons with previously good credit. For them, defaulting on their loan and giving a deed in lieu of foreclosure or allowing a foreclosure may be unacceptable. Unfortunately, many lenders are not responsive to a request for a short sale from such borrowers, insisting that they will only discuss a short sale if and when the loan is in default. For borrowers with good credit, a short sale may be the best way to proceed particularly if there is little or no tax consequence. Many of the companies providing services via acquiring property with negative equity provide mechanisms that are designed to mitigate credit problems.

The most typical technique is to transfer the property to an entity created for the purpose and allow the property to be foreclosed or deed the property in lieu of foreclosure in the name of that entity. The transfer, of course, often creates a default under the due-on-sale clause in most lender's mortgages unless consent to transfer is obtained, an unlikely event. Most companies which provide short sale services to homeowners arrange for or provide a letter to credit reporting agencies or future lenders stating that the homeowner was not the owner of the property at the time of default, foreclosure and/or deed-in-lieu.

Similarly, as debtors are permitted by law to put explanations into their credit report regarding derogatory entries, many short sale companies and attorneys take advantage of this by explaining the borrower was not the vested owner when the foreclosure etc. occurred. In many instances, such letters of explanation are legitimate and have been accepted as a valid explanation by the lending and credit community. However, as these explanations become prevalent through companies providing short sales or negative equity property disposal services, the acceptability of such explanations may diminish or evaporate.


7. Tax Bill Nightmare:

One of the major concerns which exist with respect to short sales is the issue of income tax consequences. Many real estate investors over the last two recessions have been shocked to learn that, when they sell or convey real property where the mortgage exceeds their tax basis, the sale or transfer of that property results in taxable gain to the extent there is mortgage debt in excess of basis. This is true even though the owner receives no cash from the sale and even though the property is lost through foreclosure proceedings or a deed in lieu of foreclosure.

Thus, when there is a deed in lieu of foreclosure or foreclosure sale of a property with a mortgage in excess of basis, the now-former owner still owes taxes on the capital gain just as if a third-party sale had occurred.

8. The Rational is Simple:

A borrower cannot be allowed to pull his equity out (i.e., capital gain) through a loan and then dispose of the property by deed in lieu foreclosure or foreclosure without paying taxes on the capital gain already realized from the property. Thus, rather than taxing the borrower when equity is cashed out through a loan, the IRS defers the taxable event until the property is sold or conveyed. Similarly, in short sales, the homeowner will often have tax liability to the extent there exists mortgage debt in excess of basis.

In addition, lenders will write off the difference between their loan balance and the amount they actually received in the short sale. As such, the lender will issue the homeowner an IRS form 1099 for the difference. Potential income consequences may create a greater economic burden to the borrower than continuing to make the monthly payments on the property, even though there is negative equity.

Wow! Where's the good in that? If you believe in the Golden Rule as I do ("doing unto others as you would have them do unto you"), then Short Sales are NOT for you. After 20 years in the foreclosure investing business, I know there is a better way.
